A modern built-in appliance is designed around assumptions: a square opening of a specified size, a defined air gap for ventilation, a dedicated circuit of a known rating, and a level floor. A kitchen built in the 1920s makes none of those assumptions, because none of those appliances existed.
Most of the historic core of St. Augustine, and a good deal of the older housing on the island, has been through at least two kitchen renovations. Each one fitted contemporary appliances into a room whose walls, floor and service runs were fixed long before. The results are consistent enough that we check for them before we check anything else.
The opening
Cabinet openings in retrofitted kitchens are frequently a fraction narrower than the specification, out of plumb, or both. Nobody installing the appliance was being careless — they were working with what the room gave them.
Two consequences follow. First, a built-in refrigerator or dishwasher forced into an opening that is out of square will not close on a flat plane, and the door will not seal evenly no matter how many gaskets it gets. We have seen third gaskets fitted to machines whose real problem was a quarter-inch of twist in the cabinetry. Second, a narrowed opening steals the air gap the appliance needs to reject heat. A machine that runs hot for its whole life fails early and predictably, and the failure — a cooked control board, a compressor that quits in its eighth summer — arrives so long after the installation that nobody connects the two.
The check takes two minutes: a level across the top and down each side of the opening, and a tape from the appliance to each wall of the recess.
The circuit
Dedicated 20-amp circuits were not part of a 1920s kitchen, and in houses where the wiring has been extended rather than replaced, the appliance may be sharing with lighting, a countertop outlet, or a room on the other side of the wall.
The symptom is intermittent and infuriating: a machine that misbehaves at certain times of day, or when something else in the house is running, or that resets itself for no visible reason. It presents exactly like a failing control board, and a new board fixes it for a while because a new board has more margin than an old one.
We measure supply voltage at the appliance under load, not at the panel with everything off. A circuit that reads fine at rest and sags meaningfully when a compressor or an element starts is the answer, and the fix is an electrician’s work rather than ours. Telling you that costs us the repair and saves you from buying the wrong part twice.
Drains and plumbing
Dishwashers retrofitted into old cabinetry very often have a drain hose routed for whatever path existed, without a high loop above the level of the tub. The machine drains correctly and then siphons dirty water straight back in. It reads as a drain pump failure, and it is not.
Similarly, refrigerator water lines in old houses are frequently long, badly supported runs to a valve at the back of a cabinet somewhere. Restriction in that line produces short ice-maker fills — hollow cubes, fused cubes — which is the exact symptom a tired fill valve produces on its own. Distinguishing a restricted line from a failing valve is a flow measurement, not a guess.
What we do differently in an old house
We arrive expecting the installation to be part of the story, we bring a level and a meter to the first visit, and we ask what else is on the circuit before we open anything. Where the fault is genuinely in the appliance, we fix the appliance. Where it is in the room, you get that in writing, and you can decide what to do with a diagnosis rather than a parts bill.
